HOME REPORTS
The Home Reports must contain three things i.e. a Single Survey, an Energy Report & a Property Questionnaire.
The Survey gives the detailed information of the sellers and about the condition & value of their home before it is put on the market. It also gives the Buyers more information about the condition and value of the property before making an offer to purchase. The Energy Report gives the home’s energy efficiency rating and the environmental impact .It also recommends ways to improve the building’s energy efficiency and gives the contact details for further advice and information about making a home more efficient and save the fuel cost.
Property Questionnaire also includes the information regarding home Buyers and Surveyors. It would include a home’s council tax band, factoring arrangements, parking facilities, any local authority notices that affect it and the changes that have been made to the buildings. It also delves into the history of the properties in respect of repairs and guarantees for work carried out on that property.
This information will be very useful for Buyers before deciding whether to submit an offer to purchase a home or not.
The Property Questionnaire will reduce the risk of delay and difficulties in convincing. These solicitors are for dual purposes and will be able to spot any types potential issues at the starting of the process rather than at the last.
The home report is very important point of view as it describe of the information including the cost, current condition, minor information i.e. almost the entire history of the property. Some people like to do home report but most think that they have added to the cost of selling that sellers could do without in the current climate.
